a) P20/S3614/HH – Amendment No.1 – 31 Sycamore Drive – Proposed single storey rear extension & single storey side extension with external alterations (Amended Plans received 17 November 2020 showing reduction to rear extension and annotated plans showing BRE guidelines 45 degree angle to neighbouring property).

To note that having reviewed the amendment, it is the Officer’s view that it would not alter the Town Council’s recommendation made on 27 October 2020 to Support the application. The comment made regarding the 45-degree rule is no longer applicable as the Applicant has demonstrated the reduced extension complies with the rule.

b) P20/S4445/TCA – To note that the Town Council has submitted an application to undertake tree works at Elms Park, Park Street.

c) P20/S2796/FUL – Contrary Decision – 40a Upper High Street – Change of use from betting shop (sui generis) to dwellinghouse (C3).

To note the District Planning Authority granted planning permission on 25 November 2020. The Town Council Objected on 15 September 2020 and 27 October 2020 on the grounds of inadequate internal space for a 2-person dwelling.

d) P20/S4514/LDP – 133 Chinnor Road – Erection of new garden building to create workshop and storage space.

The Local Planning Authority has stated it is unable to take any comments but if any Councillor has specific concerns please be prepared to raise them in the meeting.

e) P20/S45154/LDP – 131 Chinnor Road – Erection of new garden building to create workshop and storage space.

f) To note the demolition of property known as: Windrush and erection of 3 new residential dwellings to be known as: 5, 6 and Windrush, 7 Bridge Terrace, Thame, OX9 3LU.

g) P20/S2525/FUL – Contrary Decision – 8 Queens Road – New detached dwelling in the plot to the rear of No8 and No10 Queens Road Thame.

To note the District Planning Committee granted planning permission on 4 December 2020. The Town Council Objected on 25 August 2020 on the grounds of overdevelopment, loss of amenity space and unneighbourly.

h) P20/S2545/FUL – Contrary Decision – 6 Kings Close – Erection of two-storey 1-bedroom end of terrace dwelling, and two storey rear extension and single storey front extension to the existing dwelling. (as amended plans received 28th September 2020, setting the proposed dwelling back from the pavement by 1m, amending the footprint and design of rear projection).

To note the District Planning Committee granted planning permission on 4 December 2020. The Town Council Objected on 25 August 2020 on the grounds of poor amenity space, overdevelopment, loss of natural light and out of keeping with the street scene.

i) P20/S0928/FUL – Land at The Elms – Planning Committee Notification

To note the District Planning Committee will consider this application on Wednesday 16 December 2020. The District Planning Officer’s recommendation to Committee is to grant permission. The Town Council Objected on 2 June 2020 on the grounds that the application is contrary to TNP policies H1, HA4, H8, H9 and H10.

The Town Council has been invited to attend and decisions on representations, alongside the Neighbourhood Plan Continuity Officer, are being progressed via email.
