6  For Information

a) Prior Approval Notification – P23/S2335/N5D – 3 Cornmarket – Conversion of upper floors into two self contained residential flats.

The notification listed above seeks determination from the District Council as to whether the prior approval of the authority is required related to: a) transport & highways impacts of the development b) contamination risks on the site and c) flooding risks on the site.

The Local Planning Authority has stated it is unable to take any comments but if any Councillor has specific concerns, please be prepared to raise them in the meeting.

b) Notification of property naming – Erection of 1 new residential dwelling to be known as: Half Acre, Moreton, OX9 2HR

c) Contrary Decision – P22/S4155/FUL – H & C Pearce & Sons Ltd, Aylesbury Road – Full planning permission for the erection of 21 dwellings with associated parking, landscaping and open space (as amended by drawings and information received 1 March 2023).

To note that planning permission was granted on 14 July 2023, contrary to the Town Council’s recommendation to object on the grounds of poor amenity space for plots 20 and 21, poor design that does not enhance the setting of the Conservation Area, flood risk and lack of amenity/play space would unfairly disadvantage the social housing occupiers.

d) Amended Plans – P23/S1239/S73 – Land West of Thame Park Road – Variation of condition 2 (Approved plans) on planning application P15/S2166/RM – To vary the approved plans in order to regularise / retain as built the re-siting of the previously approved allotment building and permissive footpath. The permissive footpath location has been amended from that previously approved to minimise disruption to fauna and flora / avoid the most undergrowth and to also avoid taking the path into the areas that have been known to flood from the stream. The allotment building has been relocated from the previously approved location in order to avoid the HV electric cables. (As amended by plan received 14 July 2023)

To note that the amended plans would not change the Town Council’s objections made on 2 May 2023.

e) Lawful Development Application – P23/S2282/LDP – 17 Ford’s Croft – Garage conversion.

To note that the application seeks confirmation from the Local Planning Authority that the proposed development is lawful and therefore they are unable to take any comments on the planning merits of the proposal into account. If any Councillor has specific concerns, please be prepared to raise them at the meeting.
